Terms of use

1. Acceptance
By creating an account, signing in, or using rentintel.net (the Service), you agree to these Terms of Use and to our Privacy Policy. If you do not agree, do not use the Service.
2. Who can use RentIntel
- You must be at least 16 years old.
- You must provide a real email address you control.
- You must use a pseudonymous display name. Do not use someone else's real name.
- One account per person. Bulk-creating accounts is prohibited.
3. Content rules
When you post a review, reply, claim, or any other content you must:
- Tell the truth based on your own experience as a tenant or landlord.
- Distinguish opinion from fact. (“The bathroom flooded twice” is a fact; “the landlord is dishonest” is an opinion that needs supporting facts.)
- Not name individuals. Refer to the landlord as “the landlord” or “the agent”. RentIntel displays landlords as “Property Owner” to reduce identification risk.
- Not post photos that show identifying information about other tenants, children, or neighbours.
- Not post content you do not have the right to share (copyrighted material, leaked contracts, etc.).
- Not coordinate review campaigns, post fake reviews, or accept payment for reviews.
- Not discriminate on the basis of race, religion, sex, sexual orientation, disability, age, or other protected attributes.
4. What we will remove or moderate
We may remove, edit, or hide content that:
- Is defamatory, threatening, harassing, or grossly offensive.
- Identifies third parties without consent.
- Contains contact details (phone, email) of any person.
- Is reasonably believed to be fake, paid, or part of a coordinated campaign.
- Breaches Australian law, including the Defamation Acts of each state and territory.
- Violates our content rules above.
We use a mix of community flagging and human review. We are not obligated to police all content but we will act on credible reports.
5. Notice-and-takedown procedure
If you believe a review or other content infringes your legal rights — including because it is defamatory, breaches your privacy, or infringes copyright — send a notice to takedown@rentintel.net including:
- The exact URL of the content (e.g.
https://rentintel.net/address/<id>). - Your full name and a contact email or postal address.
- A description of the specific statements or material you object to.
- The legal grounds for your complaint (defamation, copyright, privacy, etc.).
- A statement under penalty of perjury that the information is accurate and you are authorised to act.
We aim to acknowledge takedown notices within 3 business days. Frivolous or repeated invalid notices will be rejected.
6. Landlord claims
Landlords and agents may claim a property to publicly reply to reviews. Claims require evidence (a current ownership document, lease, or agency authority). We may reject any claim at our discretion. Approved landlords must follow the same content rules as tenants.
7. Our role
RentIntel is a platform. We do not author reviews and we do not endorse them. Reviews represent the views of the individual author at the point in time they were written. We provide moderation in good faith but we cannot guarantee that every published review is accurate.
8. Account termination
We may suspend or terminate your account at our discretion, with or without notice, if you breach these terms or if your account is associated with abuse, fraud, or repeated takedown-able content.
You may close your account at any time. Closure anonymises your reviews and replies within 30 days and hard-deletes account-identifying data within 90 days. Reviews themselves remain published because other users rely on them; they will display as being authored by “former tenant”.
9. Intellectual property
You retain ownership of the content you submit. By submitting content you grant RentIntel a non-exclusive, royalty-free, worldwide licence to host, display, reproduce, and communicate that content as part of operating the Service. This licence survives the closure of your account so that your published reviews can remain visible (anonymised).
The RentIntel name, logo, source code, and the design system are owned by us. You may not copy, scrape, or republish substantial parts of the Service without permission.
10. Disclaimer and liability
The Service is provided “as is”. To the maximum extent permitted by Australian law (including the Australian Consumer Law), we exclude warranties of fitness for purpose, accuracy, and uninterrupted availability.
Nothing in these terms excludes or limits rights that cannot lawfully be excluded under the Australian Consumer Law. Where our liability cannot be excluded but can be limited, our liability is limited to (at our option) re-supplying the Service or refunding any fees paid (the Service is currently free, so this is typically nil).
We are not liable for indirect or consequential loss, loss of profits, or loss of data, except to the extent caused by our wilful misconduct.
11. Indemnity
You agree to indemnify RentIntel against claims brought against us by third parties that arise from content you posted in breach of these terms — for example, a defamation claim brought by a landlord you named.
12. Changes
We may update these terms. Material changes will be notified by email to active users at least 14 days before they take effect. Continuing to use the Service after that constitutes acceptance.
13. Governing law and disputes
These terms are governed by the laws of New South Wales, Australia. Disputes are subject to the non-exclusive jurisdiction of the courts of New South Wales. Before commencing proceedings, we ask that you contact us at legal@rentintel.net and attempt good-faith resolution.
